Questions to Ask Before Hiring a Property Manager
Start by defining the work you want someone else to handle. Finding a renter and managing an occupied property are different needs. A useful interview makes the scope, costs and responsibilities clear before you choose a provider.
Ask What Is Included
Have the provider explain which tasks are covered: preparing a rental listing, arranging showings, screening applications, coordinating lease paperwork, collecting rent, handling maintenance or communicating with occupants. Ask what remains your responsibility and request the scope in writing.
Compare the Complete Fee Schedule
Ask about charges for leasing, ongoing management, renewals, inspections, maintenance coordination and ending the agreement. Clarify when each charge applies and what happens during a vacancy. Compare the total arrangement instead of one advertised percentage.
Understand Maintenance and Communication
Discuss repair approvals, spending limits, emergencies and vendor selection. Ask how you receive updates and records, who your regular contact will be and how an urgent issue is escalated.
Review the Agreement
Check the responsibilities, term, renewal provisions, termination process and handling of funds and records. Ask about unclear language before signing. Keep the agreement, fee schedule and any written service commitments together.
Bring These Questions to the Interview
- Do you handle leasing, ongoing management or both for this property type and location?
- Which services are included, and which require an additional charge?
- How are applications evaluated and decisions documented?
- Who approves repairs, and how are emergencies handled?
- What reports and records will I receive, and how often?
- What happens if I sell the property or end the agreement?
A clear comparison should leave you knowing who does the work, what it costs and how you will stay informed.
